The starting point in
real estate investments is always to consider the location.
The most aggressive real estate markets today are Las
Vegas, NV, Austin, TX and Miami, FL. While Austin and
Las Vegas are almost exclusively dependent on the local
economy, Miami has a unique advantage, like New York City,
of being extremely attractive to foreign investors.
If the local economy slows down, foreign investors will
perceive additional incentives in taking advantage of
currency opportunities.
As a result, even a potential negative factor becomes
an advantage.
The second criteria is
to consider the economy and in particular, Miami, as one
of the most solid and long-term economical developments
in the United States.
Miami is living the golden age of its development. The
Downtown area is particularly active and buildings are
developing by bunches, by visionaries and powerful investors
who have no doubt the area will become something similar
to SoHo and the Meat Packing District of New York City.
The third step is to consider
the type of investment, in our case, pre construction.
Domus Realty’s strategy is to buy in pre construction,
when prices are extremely competitive. The developer provides
us with rights to resell our contracts before the construction
is complete, at only half of the total price.
When the project is completed, we reach resell values
that have been increasing for approximately 2 years (from
the pre construction stage to the completion of the project). In other words, we are
talking about an operation comparable to the acquisition
of an option on a future project.
